Kate Pearce is a Director of Pickerings and Head of the Commercial & Residential Property Team.  Kate has over 22 years of experience working on property matters and continues act for many of the firm’s long-standing clients. Kate is thorough in her approach and always seeks to get the best outcome for her clients.

Kate’s strong interpersonal skills have cemented strong working relationships with her client’s project managers, surveyors and architects to enable transactions to move forward or where knotty issues arise to try and find a resolution and move forward in a pragmatic way.  

Kate has a proven track record in completing high value, complex, Landlord and Tenant matters which involves agreeing conditional agreements for leases, leases and ancillary transactional documentation.  Kate prepares construction documents specific to these transactions.

Kate undertakes work for landowners and developers on transactions related to development and is proficient in negotiating conditional contracts, promotion agreements, options and overage agreements. Kate has also spent time supporting the litigation team on complex property litigation matters assisting in the litigation process generally and preparing transactional documents to implement any provisions within a Tomlin Order.

Kate has experience in the following areas:

  • General real estate including the sale and purchase of both commercial, agricultural and rural sites for different business entities.
  • Landlord and Tenant work including lease negotiations, options to purchase, rent deposits, licence for alterations and agreements for leases.
  • Development works including site acquisition and set up. Options, overage, conditional contracts and warranties.  
  • Charity work including the disposal , acquisition and other dispositions of property for charities, securing grants.
  • Refinance
  • Supporting the litigation team in relation to contentious property matters.
