Intro	Please note the following:
General	All prices are in GBP (£)
Local Authority Search Fee	Local Authority Search Fee is based on Tamworth. For properties outside Tamworth the fee may differ, we will advise you of the correct fee as soon as we have the property details.
Stamp Duty	SDLT Quotation is based on English properties purchased by UK residents only. If the property being purchased is in Wales please ensure the relevant tickbox is checked above, as different rates of Welsh Land Transaction Tax will apply.
Additional Searches	Additional searches may be required dependent on the location of the property.
Chancel Liability	This estimate does not include Chancel Liability Indemnity Insurance Fee.
LMS portal	An additional fee of £35.00 plus VAT at 20% (£42.00) will apply if your mortgage lender uses the LMS portal.
Land Registry Fee	Land Registry Fee quoted is to file electronically. If, for any reason it is not possible to file electronically for your property (e.g. on First registration), a higher rate will apply. We will advise.
Electronic ID	Electronic ID check fee is UK. Additional cost will be incurred for international checks.
Leasehold Notice Fee	On leasehold purchases there will be a Leasehold Notice Fee and possibly a Deed of Covenant. We have estimated these costs at £500.00 but they can vary according to the individual property.

The Solicitors fees are valid for 28 days following the date of calculation.
